Concern for the environment is growing among U.S. households, and so are energy costs. In response, more home builders and remodelers are adopting green building practices to reduce utility bills and improve long-term home performance. Features like solar panels, water-saving appliances and upgraded insulation are all commonly used to improve energy efficiency.

For new homes, custom builders allow buyers to include a wide range of green products and weigh the costs and benefits of creating a stylish, eco-friendly home. For remodels, green upgrades offer existing owners a chance to lower utility costs while also reducing their home’s environmental footprint.

Whether building new or updating an existing home, focusing on energy performance is one of the most effective ways to reduce long-term costs.

Buyers’ Top Energy-Saving Features
Window efficiency leads the way when it comes to sustainable upgrades. ENERGY STAR-rated windows are especially popular, as 83% of buyers rank them as a top feature in a new home, according to a recent National Association of Home Builders (NAHB) survey. Demand increases with age, as 87% of buyers 65 and older want ENERGY STAR windows, compared to 64% of buyers under 35.

Following upgraded windows are ENERGY STAR-rated appliances (80%). Additional preferences include triple-pane windows, efficient lighting and improved insulation. Together, these updates reflect a growing interest in homes that perform better without sacrificing comfort or design.

Upfront Costs to Lower Future Utility Bills
While green building often involves higher initial costs, many buyers are thinking long-term. Energy-efficient homes can significantly reduce monthly utility bills to save money in the long haul. According to NAHB, the average buyer is willing to spend $12,314 upfront to save $1,000 annually on energy costs, equivalent to an 8.1% annual rate of return or a 12.3-year simple payback.

Many buyers now are paying closer attention to how a home performs over time. By making these investments during construction or renovation, home owners can avoid expensive upgrades later and enjoy the benefit of lower utility bills from the start.
